Universities & School Districts
Institutional
We specialize in helping the education industry use, develop, and monetize its real estate — turning land and aging facilities into assets that advance the institutional mission.
For three decades, Centurion's principals have partnered with universities, community colleges, and school districts nationwide — delivering student housing, campus hotels, academic buildings, and district-wide programs. Structured as public-private partnerships, our projects transfer risk, preserve institutional capital and debt capacity, and arrive on time and on budget.
What We Deliver
Student & Faculty Housing
On- and near-campus housing delivered without drawing down institutional debt capacity.
Campus Mixed-Use Villages
Retail, office, and residential districts that knit the campus edge into the surrounding community.
Hotels & Conference Centers
Flagship hospitality and event venues — from NC State to George Mason — that anchor alumni and academic life.
Academic, K-12 & Early Education
New campuses and classroom facilities for universities, school districts, charters, and preschools.
Site Assembly & Acquisition
District-scale land programs — including a 131-site assembly for the nation's second-largest school district.
P3 Structuring & Monetization
Ground leases, tax-advantaged structures, and venture models that turn underused land into recurring value.

Two Constituencies, One Discipline
Universities & Colleges
Higher-ed institutions sit on some of the most valuable — and most constrained — real estate in their markets. We help them monetize it: ground-leasing underused land and developing student housing, conference hotels, alumni centers, and campus gateways through ventures that keep the asset on mission and off the institutional balance sheet.
Arizona State, NC State, George Mason, the University of Mary Washington, Florida International, and Rutgers — each won through competitive procurement and delivered as co-principals, not vendors.
School Districts & K-12
From a single campus to a district-wide program, we manage acquisition, financing, and delivery end to end. For the Los Angeles Unified School District, our principals authored and ran a five-year, $950M effort that assembled 131 construction sites and developed four campuses directly.
We've delivered charter networks, regional high schools, and early-education campuses — KIPP, the Leona Group, Natomas, and more — privately financed and built to schedule.

Underused campus real estate is an opportunity.
If your institution is weighing how to house students, fund a facility, or unlock the value of land it already owns, we should talk.
